Our philosophy can be described in six words. We rarely acquire. When we do, all six must be present.
I.
Location
A building cannot be moved. Location is the only irreversible decision.
We look for streets whose character will not change in our lifetime — protected districts, historic quarters, addresses whose scarcity is structural rather than fashionable.
II.
Scarcity
What cannot be replicated will always be undervalued in the moment.
There are only so many piano nobile floors in Vienna, only so many garden villas above the Costa Smeralda. We are interested in the finite.
